ARCHITECTURAL PROCESS

What requires approval?

Generally, any alterations or installations that change the appearance of your property, or could affect other properties or common areas (i.e., drainage issues caused by construction), require approval. If you are unsure if your project needs approval, please check with us. However, repairs or replacements that don’t alter the appearance, such as repainting your home the same color or replacing a damaged fence with one of the same color and style, do not require approval.

The Application Process

You’ll need to submit an ACC application that details your project, including all the materials to be used and their colors. Most projects require a marked-up plat  (example) showing the exact size and location of the improvement on your property. Purely aesthetic projects, like exterior painting, do not require a plat. More complex projects may require renders or proposals from the contractor performing the installation. Once you have gathered the necessary documents, email them to BlackhawkCompliance@goodwintx.com. Our Community Standards Coordinator will review your project to ensure all required elements are present and in compliance with our Design Guidelines, and will then forward it to the architectural committee. After your project has been submitted to the architectural committee, you will receive a system-generated email containing a link where you can monitor its progress or upload additional documents if requested. If you do not receive this email, please check your spam folder. Please whitelist no-reply@goodwintx.com so that you will receive the updates on your project.

The Decision Process

The architectural committee has 30 days to make a decision on your application, but most applications are reviewed within a week or two. If your application is missing any information, or if the committee needs clarification on anything, your application will be put on hold until that information is provided. Please follow the link provided in your project emails to submit the requested information.

After a Decision

Once a project has been approved by the ACC (Architectural Control Committee), work must begin within six (6) months from the date of approval. The project must then be completed within three (3) months of its commencement. This policy ensures all property improvements in our community are executed promptly, preventing prolonged disruptions or inconvenience to residents. If any changes to the approved plans become necessary, a new application must be submitted for review. If you decide to abandon your project after approval, please contact us to withdraw your application.

If your application was denied, you can address the design issues, revise your plans, and resubmit a new application to the architectural committee. Should you wish to dispute the committee’s decision, a hearing can be requested before the Board of Directors, where you will have the opportunity to present your case.

Blackhawk Design Guidelines

The document linked below is the design guidelines for our community. These are the guidelines that the architectural community uses when reviewing architectural applications in the process described above. It covers the requirements for most of the types of projects we receive applications for. As you can imagine, it is impossible to cover every possible scenario. If you do not see guidelines for your project, you can still apply. It will just take the committee a little longer to review it.

These guidelines may change from time to time, as trends and technologies change, or when guidelines are established for a new type of project. Sometimes we just need to clarify the language of an item to reduce ambiguity or confusion. You can download these guidelines, but it’s best to always check here to make sure you are looking at the most recent version.
